What exactly happens at your appointments?

Air Conditioner (1 visit/year)

  • Check Thermostat and change batteries
  • Cycle cooling system on and listen for operation
  • Check operation at Furnace
  • Take temperature drop across evaporator coil
  • Verify TXV bulb installation and insulation
  • Turn system off at furnace
  • Check filter and change if needed ( FYI : CHECK MONTHLY AND REPLACE AS NEEDED)
  • Inspect blower assembly , clean (Additional cost, if needed)
  • Inspect evaporator coil and clean (additional cost if needed)
  • Inspect condensing coil for leaks
  • Check service and disconnect and main breaker
  • Pull disconnect
  • Inspect contactor
  • Check dual capacitor microfarads
  • Check compressor winds
  • Spin condenser fan 
  • Inspect fan blade and any leaking oil on motor
  • Gauge up condenser
  • Hook up amp meter, temperature probes, and voltmeter
  • Cycle system on 
  • Take the following pressure readings:  Head pressure static // Suction pressure static // superheat // subcool  // LRA // RLA // Voltage drop across contractor // Fan amperage // Temperature drop supply/return // static pressure
  • Cycle system off 
  • Clean condensing coil with water (chemicals additional, if needed)

Furnace (1 visit/year)

  • Inspect and do a general wipe down of blower assembly. Recommend deep clean if needed. 
  • On older models, lubricate motor and inspect and replace fan belt if needed
  • Check combustion blower housing for lint and debris and clean as necessary
  • Inspect evaporator coil, drain pan and condensate drain lines. Recommend deep cleaning  if needed. 
  • Inspect for gas leaks in gas furnaces
  • Inspect burner assembly—clean and adjust as needed
  • Inspect ignition system and safety controls—clean and adjust as needed
  • Visually inspect heat exchanger or heating elements
  • Inspect flue system—check for proper attachment to the furnace, any dislocated sections and signs of corrosion
  • Clean or replace air filters—standard filters are included in the plan. Special filters are additional cost
  • Inspect conditioned air flow system (ductwork) –check for leaks

Mini Split (1 or 2 visits/year)

  • Clean filters with water
  • Clean or blow out blower fan 
  • Check vane swing , if applicable
  • Remove and Clean IAQ components, if applicable
  • Clean with micro evaporator cleaner
  • Inspect and clean evaporator coil (additional cost, if needed)
  • Clean condenser coil
  • Tighten and inspect wiring
  • Inspect refrigerant lines
  • Inspect insulation
  • Check and cycle controls
  • Change batteries in thermostat, if applicable
  • Take temperature reading and record

HRV or ERV (1 visit/year)

  • Check and clean / replace electrostatic filter OR HEPA filter
  • Clean fan and core , if needed
  • Check fan amperage draw

Water Heater (1 visit/year)

  • Check PRV for leaks
  • Measure cold water pressure 
  • Check expansion tank and adjust if needed 
  • Adjust pressure to proper setting 
  • Check incoming water line and outgoing lines for leaks
  • Inspect T&P Valve cycle operation, if does not stop leaking replacement is needed (additional cost to replace is needed)
  • Flush tank to remove any sediment
  • Check for gas leaks incoming to tank and outgoing
  • Check gas pressure and adjust if needed
  • Shut gas to heater and remove and clean burner and pilot assembly
  • Reinstall assembly with new gas flex
  • Cycle and adjust settings and check for leaks
  • Inspect Draft

Tankless Water Heater (1 visit/year)

  • Check incoming water and clean screen 
  • Check PRV for leaks
  • Inspect expansion tank or valve
  • Clean burner assemble and pilot assembly
  • Inspect heat exchanger
  • Flush heat exchanger with vinegar solution (@ 20min to remove lime and scale deposits)
  • Inspect venting and termination
  • Inspect T&P Valve cycle operation, if does not stop leaking replacement is needed (additional cost to replace is needed)
  • Perform combustion analysis if needed
  • Adjust gas pressure if needed for proper combustion
  • Cycle and adjust settings and check for leaks

Geothermal  (2 visits/year)

  • Clean Air Coil if Necessary
  • Check Ground Loop Pressure and Temperatures
  • Check Refrigerant Charge
  • Check All Line and Low Voltage Connections
  • Check Blower Operation and Clean Blower Wheel if Necessary
  • Check and Clean Condensate Lines
  • Clean Heat Recovery Ventilator Core and Filters
  • Check System Electronic Controls
  • Check and Record Operating Conditions
  • Clean Filter or Replace Standard Filter
  • Check for Proper Operation (After being Cleaned & Inspected)

Steam Humidifier (1 visit/year)

  • Turn off power and inspect breaker to humidifier
  • Check water feed line and tighten
  • Check condensate drain line
  • Check condensate pump and add bleach
  • Inspect Solenoid valve and tighten connections
  • Inspect drain pump and clean screen
  • Tighten lugs to humidifier
  • Remove canister and inspect
  • Replace canister, if needed 
  • Reinstall canister and tighten connections to canister
  • Inspect steam hose and tighten clamps
  • Power system on, check humidistat and connections
  • Check System Operations

Power and Bypass Humidifier  (2 visits/year)

  • Turn power off 
  • Inspect low voltage and tighten connection
  • Inspect and tighten hi-voltage connection, if applicable
  • Inspect water line from shut off to humidifier and tighten connections
  • Open humidifier panel and inspect solenoid
  • Tighten water feed line and inspect line itself
  • Remove water panel paint side up 
  • Reinstall water panel tray and water feed tube
  • Check drain line and spud
  • Clear drain line 
  • Inspect condensate pump, if applicable
  • Clear pump of bacteria
  • Cycle humidifier on 
  • Check operation
  • Check for leaks , fix if present

Cast Iron Boiler (1 visit/year)

  • Check thermostats and tighten wiring and change batteries, if applicable
  • Check zone valves wiring and are in open position
  • Check all low voltage to boiler and top boiler control
  • Check flame pattern and pump operation
  • Check incoming and outgoing voltage from boiler control
  • Take delta T from supply and return
  • Check pressure in system
  • Shut Boiler down
  • Clean burners, pilot assembly, orifices and inspect heat exchanger for leaks and reinstall
  • Check Flue and air inlet are in good condition and sealed tight
  • Check hi-voltage to boiler and tighten connections
  • Check PRV and clean backflow, clean screens , if applicable
  • Check boiler pumps and tighten wiring, oil if applicable
  • Drain boiler at drain to remove sediment build up install restore, if applicable
  • Check expansion tanks and air vents
  • Check for any leaks in the system
  • Cycle on boiler and recheck for operation and leaks
  • Bleed radiators , if applicable
  • Check for CO
  • Check for proper operations 

High Efficiency Boiler (1 visit/year)

Same as Boiler with BELOW

  • Check heat exchanger (if gasket or gasket cleaning is needed, additional cost)
  • Check vent terminations - take combustion analysis
  • Check condensate drain and neutralizer (if extra is needed, additional cost)
  • Check controls and fault codes if any, and reset
